Many single-storey rear extensions fall under permitted development, subject to depth, height and boundary limits, and to your property not being a flat, listed or in a conservation area. Building regulations approval is always required regardless of planning. We check which route applies before quoting.
If you are excavating near a shared boundary, building on the line of junction, or cutting into a party wall for steels, you must serve notice on the affected neighbours, usually two months in advance. It is a legal requirement separate from planning. We flag it early because the notice period sits on the critical path.
It depends on the soil, on nearby trees and on what building control require for your area — London clay near mature trees can push foundations considerably deeper than the standard minimum. The depth is confirmed by inspection once the trench is open, which is why an honest quote allows for it rather than pretending it is fixed.
